Yellow Ribbon Homes founder Kevin Warner  has over 40 years experience in home remodeling that began as a hobby for family and friends in the San Francisco Bay area.

After Kevin and his wife Cathy relocated to Puget Sound, she joined him in a complete renovation of their 1951 Mid-Century Modern home, designed by noteworthy architect Ira E. Cummings. The Warners designed a studio apartment in the original garage that they rented through Airbnb, as well as updating wiring and plumbing, and opening up walls to maximize views. 


In 2013 Kevin became a licensed general contractor and the Warners turned their passion into the business Yellow Ribbon Homes, buying and renovating aging and distressed properties in Western Puget Sound, with a special interest in waterfront and water view homes. Yellow Ribbon Homes' first company project was a waterfront home in Poulsbo. 

Yellow Ribbon Homes services expanded in 2015 to provide remodeling and construction services for clients, including repairs for sellers and buyers in response to property sale inspection reports.



Bainbridge Island Reno

Kevin and Cathy performed all the work on this 1951 mid-century modern home, including insulation, plumbing and electrical modernization, window replacement, and opening up rooms to enhance the architectural style. This live-in project completed in two and half years was the impetus for Yellow Ribbon Homes.

Poulsbo Waterfront
​ New Construction
​and Renovation

In addition to complete interior changes and a garage addition, this extensive waterfront redevelopment required a site development application plan from Kitsap County, new electrical service and septic system, invasive plant removal, and re-landscaping plan including a rain garden to filter runoff. An inadequate foundation led to tearing down the main level of the house and rebuilding in essentially the same footprint.

Bremerton Build

We partnered with the property owner/builder to provide funds and labor to finish construction on decks, bathrooms, millwork, and more to  bring this master quality craftsman home to the real estate market.

Masterful Reinvention

In between work for clients and partners, we completely reinvisioned the Warner's Gig Harbor home over a period of 2.5 years. First year projects  included installation of energy efficient fixtures, windows, and appliances, water damage repair,  interior and exterior painting, siding and deck repair. Second year projects included kitchen and bathroom transformations and installation of a rooftop deck and bar.

Affordable Update

We transformed this tired house with dated pink tile and pale dull laminate  to create visually appealing white and faux marble. Read more about the project on our blog.

Fixer with a
​Fabulous Footprint 

Located in the town of Union on the Hood Canal, with fabulous views of the Olympic Mountains, this remodeled 1927 cabin needed extensive work: a new well and septic system, structural repairs to house and garage, water intrusion remediation, and much more. But the footprint is incredible: located just feet from the water; something that's not possible in new construction.  Work began in September 2016. We moved into the home in February 2018 and continue renovations when we're not working for clients.
